A company's records, finally answerable.
DBC Home Buyers has been buying and selling houses in Maryland since 2020. The paperwork from 251 of those deals is the reason this assistant exists.
DBC Home Buyers
A Maryland cash home buyer, working under the line “Real Estate Made Easy”.
DBC buys across Baltimore, Anne Arundel, Montgomery, Prince George's, Howard, Harford, Carroll, Cecil and Frederick counties, Baltimore City and Washington, DC. Sellers come to the company when a house needs work, when a sale needs to close quickly, or when an agent listing is not the right answer: inheritance and probate, relocation, foreclosure, divorce.
The business runs on three exit strategies and the records show all of them: a full renovation and resale, a wholesale assignment, and a wholetail sale after light work. 230 of the 251 properties on record have their source documents attached.
The answers existed.
Nobody could reach them.
Two people could open the same folder and arrive at two different numbers.
Everything anyone needed to know was already written down, spread across hundreds of settlement statements, listing printouts, lender statements and spreadsheet tabs. Answering “what did that one actually make?” meant opening files until you found it, and then trusting that you had found all of them.
The AI Brain adds no information. It makes the information DBC already had answerable in one place, and shows the document behind every figure so an answer can be checked rather than believed.
DBC buys houses in any condition, renovates them, and sells them on. Every one of those transactions leaves a paper trail, and that trail is what the AI Brain reads.
From a folder of PDFs to a question you can ask
In four stages. The order matters: nothing was made searchable before it had been read and checked against something else.
The records were gathered
818 files across 5 folders - settlement statements, MLS listings, lender statements and the working spreadsheets - collected and indexed in one place, with the folder each came from recorded against it.
They were read, not just stored
Figures were lifted out of the documents themselves and checked against each other. Where a reported number and a computed one disagree, the difference is recorded rather than quietly resolved: there are 168 of those.
The text was made searchable
3,984 passages, each embedded twice so the assistant can search by meaning as well as by wording, and each tagged with the roles permitted to read it.
An assistant was put in front of it
A chat interface that answers from those records, shows its sources, and applies access before it retrieves anything rather than after it has written an answer.
Who it is for
Everyone at DBC, with a different view each. An owner sees the whole portfolio; a VA sees only what their work requires. One assistant, 6 answers to the same question.
It speaks the company's language
The glossary holds 37 terms taken from how DBC actually writes things down, so a question about a wholetail or a contract price is understood the way the team means it rather than the way a dictionary would.
The records stay the record
The assistant never edits a source document. It reads, quotes and cites. If a figure in the records is wrong, the fix belongs in the records, and the assistant will report the correction the moment it is made.

This is an internal tool
These pages and the assistant behind them are for DBC staff. They reach real transaction records, including the names and addresses that appear on settlement statements, and they are not intended to be published or shared outside the company.
See it for yourself.
The fastest way to understand what it does is to ask it something you already know the answer to, and then check the sources it gives you.
